Heat Exchanger Inspection & Repair

Because RTUs are exposed to harsh Pacific Northwest weather and constant thermal expansion and contraction, tubular and clamshell heat exchangers are susceptible to stress cracks and rust-through over time. Economizers are legally required in many commercial buildings across Washington State to provide “free cooling” using outside air, but they are notorious for failing silently. When an economizer damper gets stuck open, your RTU will fight against ambient weather, running the mechanical cooling constantly to condition hot, humid summer air or freezing winter air, driving your utility bills through the roof.
Our technicians test the entire economizer logic circuit. We diagnose failed enthalpy sensors (which measure both temperature and humidity of the outside air), burned-out 24V modulating actuators, and seized mechanical linkage. We calibrate the minimum position setpoints to ensure your building maintains the required indoor air quality (IAQ) and positive building pressure without overloading the refrigeration cycle.
