Forced-air heat in smaller commercial buildings. We identify whether the failed section is the furnace, the heat pump, or the rooftop.

Services

Gas valve, wiring, and inducer motor inside a furnace cabinet Repair

Heating repair and diagnostics

We follow the sequence of operation: thermostat call, inducer, ignition, flame sense, limits, airflow, temperature rise, and venting. You get the failed part in plain language and the next step.

Refrigerant lines and conduit at a rooftop unit Upkeep

Heating maintenance

A pre-season check on a commercial furnace or packaged heat section covers filters, burners, the flame sensor, safeties, and airflow.

Repair versus replacement

A single failed part is a repair. A cracked heat exchanger, or the same unit failing again, is a replacement conversation.

Technician checking a rooftop unit with gauges No heat

Urgent no-heat

Call with the building type, whether the unit is a furnace, rooftop, or heat pump, and any flashes on the control board. Same-day scheduling when capacity allows. This is not a 24-hour promise.

Buildings we serve

  • Restaurants and grocers. Dining-room and sales-floor heat. Walk-ins and the cooking line are separate services.
  • Small offices and retail. Single-zone furnaces, splits, and small packaged units.
  • Light industrial and back-of-house. Heating assets on the job.
  • Not this page. Homes. High-rise boiler plants. Crane changeouts. Ovens, ranges, and fryers belong on commercial kitchen equipment repair.

How a heating call goes

1. Call City, building, and which box is without heat.
2. Diagnosis Combustion, electrical, airflow, and controls. The failed part is named before a repair price.
3. Options Repair now, a parts return, or a handoff when the asset is a heat pump, RTU, or AC.
4. After the repair A full heat cycle, then a walk-through of what failed.

Commercial heating symptoms

No heat in the occupied space

The furnace never fires, or the rooftop heat section never fires.

Air moves and stays cold

Ignition or flame sensor on a furnace. On a heat pump, start with heat pump not heating.

Short cycling

Limits, a loaded filter, airflow, or a unit that is too large for the zone.

Starts, then drops out

Flame sensor, pressure switch, flue restriction, or rollout.

Bang at startup

Delayed ignition. Gas collects before the burners light. Book a diagnostic.

Yellow or unsteady flame

Combustion or venting. Shut the unit down and call.

One zone cold

Staging, a damper, or a second unit. Often a rooftop or split, not the only furnace.

Flashing code on the board

Count the flashes before the visit so the truck can carry the likely part.

Greater Seattle heating conditions

Damp heating season

Rooftop cabinets sit in wet weather. Corrosion and moisture show up on equipment that lives outside.

Light-commercial furnaces are still in these buildings

A lot of small restaurants and shops are not a boiler plant. That is why this hub sits beside the rooftop and heat pump pages.

Rooftop heat sections

Ignition and airflow fail on roofs, not only compressors. Those jobs are on the RTU repair page.
